A sustainable vertical neighbourhood in the heart of Bogota.
As part of the La Sabana Urban Regeneration Development Plan, Torre Estacion, is a mixed-use urban enclave in the heart of Bogota set to become one of the tallest residential developments in Colombia, comprising more than 600 flats and a 5-storey mixed-use commercial podium.
Embracing the existing BRT network Transmilenio and looking forward to future train connections from and out the Estación Sabana, Torre Estacion pursues a dialogue between Transit-Oriented Development principles and vertical community living. The project, currently under construction, has been granted the EDGE Certification, “Excellence in Design for Greater Efficiencies”.
Torre Estacion reimagines the western gateway to Bogota at Estacion Sabana Centro, integrating historic memory with contemporary vertical development to create a recognisable landmark.
Its ambition is to anchor a live-work-play community that drives urban renewal, combining housing, commerce and public space in a single landmark. The project is conceived as an urban hinge, supporting daily life at street level through active edges and public gathering spaces, while elevating residential life into calmer, greener terraces above. By embracing density and vibrancy, it seeks to catalyse a renaissance for the La Sabana District and offer a replicable model for future interventions.
A Catalyst within Bogota’s metropolitan network
The project is embedded within the La Sabana Urban Regeneration Development Plan, adjacent to the historic Sabana railway station. This strategic position at the intersection of Avenida Marin Garcia and Calle 15 connects the site to major mobility corridors and anchors within a wider network of urban catalysts. The site sits within a 3–6 km radius of cultural and economic hubs, underscoring its role as a gateway and connector. The development strengthens the relationship between heritage assets, public transport and emerging urban quarters, positioning Torre Estacion as a pivotal node in Bogota’s metropolitan system.
A super seed tall building
The design logic evolves from a clear spatial framework that organises built volumes, open spaces and circulation systems into a coherent urban composition. This geometry informs the arrangement of towers, podium and open spaces, ensuring a balanced distribution of mass and void. The site boundaries and internal circulation are articulated to respect urban parameters such as accessibility, setbacks and height regulations. A continuous loop of pedestrian movement weaves through the podium and sky terraces, while vehicular access is organised via ramps to minimise conflict with public spaces.
The resulting structure is both formally legible and functionally integrated, capable of accommodating phased growth without compromising urban connectivity.
The programme is organised as a set of character areas with distinct roles and atmospheres: a commercial podium with retail and services, a Wellness Centre & Sky Garden, two residential towers of varying height and supporting community services with integrated parking. Density is concentrated in the towers to maximise light and views, while the podium anchors public amenities and gardens. Phasing allows early activation of retail and public space, followed by residential and complementary uses as the vertical community completes over time.
At a human scale, the project offers a sequence of spaces that foster walkable live-work-play lifestyles. A public plaza anchors the arrival, connecting to a generous boulevard lined with shops, galleries and services. The podium roof becomes a sky garden where residents can exercise, relax and socialise amidst greenery and city views. Vertical circulation leads to sky terraces and amenity decks integrated into the towers, providing intimate and communal spaces.
The ground level integrates the historic railway station’s facade as part of the public realm, weaving heritage and modernity into a continuous urban experience. Trees, shading devices and water features provide climatic comfort, while the arrangement of uses ensures active edges throughout the day and night.
A landmark that aligns private development with public benefit
Torre Estacion delivers lasting value by integrating heritage, density and urban innovation into a single landmark. It catalyses the regeneration of the La Sabana Urban Regeneration Development Plan, attracting investment and residents while preserving the historic railway station and reinforcing public infrastructure.
The project demonstrates how high-density vertical living can coexist with meaningful public spaces, setting a replicable model for sustainable urban growth in Bogota. By concentrating diverse uses and services in a transit-accessible location, it reduces pressure on sprawl and promotes walkability, economic vitality and social interaction. Torre Estacion, thus, acts as a catalyst for broader urban renewal, aligning private development with public benefit and positioning Bogota as a city capable of embracing bold, inclusive urban futures.
